LPT parent acquires AI company focused on ID’ing consumer intent 

Speculo’s Remi AI tool tracks changes in intent and flags leads for human follow-up. The deal adds to LPT Aperture Holdings’ portfolio of industry-facing tech.

LPT Aperture Holdings (LPTA), the parent company of LPT Realty and Aperture Global Real Estate, has acquired Speculo, a database engagement platform designed to surface consumer intent through its AI assistant Remi.

With the acquisition, Speculo will retain its brand and continue to serve brokerages across the industry. The proptech company has worked with more than 300 real estate companies since its inception, according to a news release.

AI that 'keeps the conversation moving': Speculo, founded in 2024 by Riley VanderKaay and Bobby Moats, largely centers around the Remi tool, which was built to quickly connect with leads and "talk" to potential clients through real AI-voiced conversations. 

"Remi listens, asks the right questions, and digs a little deeper so clients feel truly understood," Speculo states on its website. "Think of her as that super-reliable teammate who can talk to anyone, anytime — and always keeps the conversation moving forward."

Identifying 'intent' so agents can take over: Remi flags shifts in consumer intent, enabling agents to see which leads are most relevant and then prioritize those contacts for human follow-up.

According to VanderKaay, many agents and brokerages are overly focused on lead volume when what they really need is a lead-generation system that can interpret intent. 

"Remi works inside the existing database to identify changes in consumer behavior, surface the conversations that matter, and signal when an agent should engage and what value they can bring," VanderKaay said in the announcement. 

While Remi is intended to triage leads, the agent remains central to the conversation, he noted. Robert Palmer — LPTA's founder and CEO — "shares our belief in an AI-supported future that remains human-first," VanderKaay said, "and with LPTA's backing, we're excited to scale that impact across the industry."

Growing in size, scope: LPTA has achieved rapid growth since its brokerage arm launched a few years ago, landing in the No. 2 spot on Deloitte's 2025 Technology Fast 500 list with revenue up nearly 30,000% between 2021 to 2024. LPT Realty jumped in the T3 Sixty Mega 1000 brokerage rankings last year as well, climbing from No. 16 to No. 11 among U.S. brokerages in sales volume.

Last spring, the company added a luxury arm, Aperture Global Real Estate, and Palmer has continued to discuss progress toward an impending IPO. The company reserved "LPTA" as its stock ticker symbol in August 2025.

In February, LPTA acquired Humaniz and Reside, companies that work in recruiting, team management, coaching and brokerage operations. The acquisition of Speculo marks the latest expansion of LPTA's portfolio of industry-facing growth platforms.

"We are investing to help Riley and Bobby make [Speculo] available to more agents and operators across the industry; not to make it exclusive to any one brokerage or organizational model," Palmer said in a statement.

Terms of the deal were not disclosed.
